BELOVED SAKU

Saku has been an acclaimed residential area for years and in addition to native Saku residents more and more young families value it, as shown by the shortage of objects for sale in Saku.
Saku is constantly developing; there are 2 kindergartens, a gymnasium and a music school. You can sport on naturally beautiful health tracks but also in the sports building, swimming pool, gym and tennis courts.

Bus connection between Saku and Tallinn is thick and from 1 September 2015 additional bus lines 113 and 113A are opened. Saku’s advantage is also the existence of train connection.

DESCRIPTION OF THE PLOTS

Männimaa registered immovables are located in Saku centre, bordered from one side by Nurme Street and being within 10 minute walk from Saku’s main road, Tallinn highway. Männimaa registered immovable area is of ca 6,1 ha and 21 single family dwelling plots and one semi-detached house plot is built there. 
Private house plots in the size of  1500 – 1786 m², semi-detached house plot 2909 m². 

On almost half of the registered immovables existing furbishing is maintained.  
Next to the Männimaa registered immovables, a public skiing and sledge hill is to be built but also a children’s free time park that makes the location comfortable especially for families with children. In the middle of the dwelling area, a public 810 m² high furbished area is created, where a children’s playground and a joint recreation area can be created in the future,.

THE PLOT PRICE INCLDUES:

On Männimaa development, an asphalt street network and street lighting are built out.
On the border of each plot:
* Eesti Energia electricity accession point (on some registered immovables electricity 3x16A)
* Telia communication cable readiness 
* AS Saku Maja joint water and sewerage line, rainwater sewerage and drainage.

A usage permit has been issued to the development on 12 January 2016.

ARCHITECTURAL REQUIREMENTS

The buildings of the planned plots shall be designed as a visually observable architectural unity. Warm, glad and generally pastel tones are preferred.

Buildings’ maximum height from the ground is 9 m and up to 2 floors. It is not allowed to build buildings of round log and/or cross-bond milled, it is also forbidden to use plastic lining in external finishing and other imitating materials. Suitable external finishing materials: lining, rendering, concrete. 
Natural tones shall be used of colours.

Windows shall be projected as big glass surfaces, avoiding small window divisions.

The direction of the building’s roof pitch/main capacity is parallel or across with the road. Roof pitches differ by streets. The pitch of the houses by Männituka Road and Nurme Street is 30°- 45°. The pitches of the houses by the roads within the quarter are lower and remain between 10°- 30°. Roof materials may be stone, sheet, shingle, roll material. Reed and chip shall not be used for roof cover.

With the plan, the building’s main capacity construction line has been set, being 10 m from the registered immovable border that has been also shown on the main drawing. The planned bordering fences are of the height up to 1,5 m and are solved within the buildings’ architectural project. The borders by the street side could be hedges, as bordering material: timber, metal, stone. The constructions of bordering fences shall be designed minimalistically and colour tones to be suited with the building tones. The bordering fences between the plots can be a net fence or a hedge. The owners of the plots by Nurme St cannot build a fence to the protected zone by Nurme St.

In the residential area, small differences in roof pitch (e.g. 40 and 45 degrees) or big variety in roof pitch shall be avoided in case of buildings to be built next to each other. Outbuildings shall be built separately from the main capacity and parallel to the main capacity. Architecturally, the outbuilding has to suit with the main capacity in terms of materials and colour tone.

As the small town’s each development stage is characterised by own way of planning, construction materials and architectural style, it should be considered that the environment specific to a particular era could be preserved. The aim of the detailed plan is to design a unitary modern and stylish urban town with common style and architecture.

The draft project of the buildings to be constructed shall be negotiated with Saku rural municipality government.
 

THE BUILDING RIGHT OF NEW PLOTS

To the family dwelling plot maximum of 2 buildings may be built (a residential building and an ancillary building), with the area occupied by construction works up to 300 m².

Residential building
• biggest height from the ground – 9 m, up to 2 floors;
• roof pitch 10° - 30° or 30° - 45° according to the main drawing and the project to be compiled (see „Main Drawing“); 
• the buildings’ lowest fire resistance rate – the buildings’ lowest fire resistance rate TP3;

Ancillary building
• biggest height from the ground – 6 m; 
• roof pitch 10° - 30° or 30° - 45° according to the main drawing and the project to be compiled (see „Main Drawing“); 
• the buildings’ lowest fire resistance rate – the buildings’ lowest fire resistance rate TP3;

To the semi-detached house plot a maximum of 3 buildings may be built (a semi-detached building and two ancillary buildings) with the area occupied by construction works up to 600 m². 

Semi-detached building
• biggest height from the ground – 9 m, up to 2 floors;
• roof pitch 10° - 30° according to the project to be compiled;
• the buildings’ lowest fire resistance rate – the buildings’ lowest fire resistance rate TP3;

Ancillary building
• biggest height from the ground – 6 m; 
• roof pitch 10° - 30° according to the project to be compiled;
• the buildings’ lowest fire resistance rate – the buildings’ lowest fire resistance rate TP3;

SALES CRITERIA

When concluding a contract of purchase and sale, the price of the rest of the registered immovable is paid for, from which the pre-paid amount of the booking fee is deduced.

DESCRIPTION OF LOCATION

The location of Männimaa plots is very beneficial:
access to the plots from three directions – one from Nurme Street and two from Männituka Road. From the middle of Männimaa registered immovables, a public asphalt road will lead with a pavement and street lighting, connecting thereby Nurme and Männituka Streets. All this provides larger freedom of choice in planning your movement directions and divides traffic more evenly in the entire residential area.

The closest public transport stop, Pähklimäe bus stop, is located only 300 m away, by Tallinn state highway. 
The area is also surrounded by cycle and pedestrian tracks, by which you get on foot or by bike to almost all points in Saku. 
Saku rural municipality government, food store and ATM are located only ca 700 m away, Saku health centre and Saku manor ca 1 km away. Sports centre, Saku brewery, health tracks, Saku Gymnasium and kindergartens ca 1,5 km away, Saku Selver ca 2 km away.
