The semis feature a well-designed compact layout to ensure low maintenance costs. For example, the monthly utilities of already completed residences amount to about EUR 50 in the summer season and EUR 130 over the winter period. The living area consists of three bedrooms, a spacious kitchen/living room, a washing room with sauna, a lavatory, and an entrance hall. The large terrace can be conveniently accessed from the living room. Further, each semi has a storage room and a car shelter. The enclosed floor area is 84m2 and the total area, including the terrace, is 160,7m2. The semis are designed by architect Üllar Karro.

The semis are laid on the plot in parallel with the street. The average plot size is 3,000 square metres, meaning that there will be about 1,500m2 of garden area available per residence. The residences are separated by a wooden fence to ensure maximum privacy.

The support structures of the building are made of steel. The buildings feature concrete roofing tiles "Est-Stein", exterior walls made of wood and covered by the "Marmoroc" facade solution, windows with double-glazing (brown frames on the exterior side), and a thermally insulated wooden entrance door. Interior doors are white, flush and have a wooden frame. The walls are covered with plasterboard and painted bright. The walls of the sauna's steam room are finished with hardwood boards. The sauna will be electrically heated.

The floors of washing rooms, entrance hall and lavatory will be covered with ceramic tiles and equipped with electrical under-floor heating. The floors of living rooms will be covered with laminate flooring.

The ventilation solution is based on adjustable air valves installed in the walls. Air will be extracted mechanically through the washing room, lavatory and the exterior wall of the kitchen.   

The residences will have combined heating solutions. They will be equipped with an air source heating pump and electrical under-floor heating in bathrooms. Plus, a furnace or fireplace can be installed without a chimney.

The wall of the storage room/shelter is covered with horizontal clapboards, the support structure is made of steel and the roof is covered with Makrolon waterproof corrugated sheets. 

The terrace is made of pressure-impregnated boards installed on foundation.

The developer of the residential district is Andrick Tatler OÜ. The structural modules of the buildings are manufactured by KMT Prefab OÜ and the construction work is carried out by Estonia Linnaehitus OÜ.
